$ SELLING TIPS $
- Call your local Realtor! Except for a few weekend warriors (some work at
7/11 during the week), this is all a Realtor does-Real Estate! I can't
stress this enough! Most Realtors are staying current. They know what's
going on
in the industry. The designations G.R.I. (Graduate Realtors Institute) and
C.R.S. (Certified Residential Specialist) are the credentials of
Realtors who are
staying the most current and who take pride in their industry. They are
the ones taking more (courses), bettering themselves to better their
clients--keeping up on changing Real Estate trends and markets.
Most Realtors would be glad to stop by and give you a
free market analysis of your home.
- Is your home ready to sell and in mint condition? Sometimes, I've taken
potential "Sellers" to other homes that are on the market. When we get back
to their home after they've pretended to be buyers, they realize what I mean
when I say "Is your home ready to Sell?" If the house is a mess, inside and
out, a potential buyer gets the impression "this is how the owners take care
of their home?" Mint condition is not always possible ($), but show
condition and basic clean-up is. Drive-up appeal: a 1st impression, can't be
overrated.
- Disclosure. Disclose everything!!! Sellers beware. There are many
starving lawyers out there looking for work! Don't give'em a chance.
Disclose everything you know about the house! On the Seller's disclosure
notice, fill in all the blanks and anything else you can remember. Even if
you have to write in the margin, if you think it's pertinent, write it
down.
If you have any questions, ask your Realtor!
- Most buyers want a certain area, price range and at their convenience.
As
a seller, you'll know (because you've talked with a Realtor) that 60-70% of
most homes Sold, were co-op. Co-operating Brokers work together, and a
Realtor who has a client who's looking in your area and in your price range
will know of your home because of the M.L.S. (Multiple Listing Service) in
your area. Most sellers can't be home all the time for showings. A
Realtor can. The Realtor will show your home because you'll have talked to
him or her about a keybox and other Selling tools a Realtor uses.
